Accepting Applications
This means the property is not yet "DIBBED" and is open to all interested parties.
It may or may not be move-in ready. Dates will be listed as to when a showing can be set and when a interested party will be able to move into the home.
      While it's possible that an application has been received from another party, its status will not change to APPLICATION PENDING until all holding requirements are met. So, it's still available for you to establish "DIBBS" !

Application Pending
This means that the property has an interested party that has turned in a completed application for every person who will inhabit the property over the age of 18. Applicant has paid the set application fee and holding deposit in full. Under this status the property is "DIBBED".

If applicant moves forward in the rental process the application fee will be applied towards the first months rent and the holding deposit will be applied toward the security deposit!

SHR will still accept "BACK-UP DIBBS". This will put the secondary applicant, first in line if the current applicant drops "DIBBS".  If the primary applicant is approved, then the "BACK-UP DIBB" can be refunded their application fee & holding deposit in full or move it to another property of interest.
  Rented
This means that the applicant has fulfilled all requirements to become a SHR resident. Application(s) have been accepted and approved! Application fee is paid in full, holding deposit paid in full, completed application(s), paid security deposit and pro-rated amount of rent due has been paid in full and rental agreement is signed.
